Why Not Wait?"},"content":{"rendered":"<p>\u00e2\u20ac\u0153The market will never come back\u00e2\u20ac\u009d.\u00c2\u00a0 How many times have sellers told us that in the last five years?\u00c2\u00a0 The problem with that sentiment is that it\u00e2\u20ac\u2122s untrue.\u00c2\u00a0 All financial cycles are just that \u00e2\u20ac\u201c a cycle. \u00c2\u00a0But for the last five years homeowners were justifiably gloomy about the great American dream.\u00c2\u00a0 It is very hard to describe something as a \u00e2\u20ac\u0153dream\u00e2\u20ac\u009d when its value is plummeting below not only what is owed but the sheer cost of the commodities that make it up (i.e. the concrete, plumbing, roofing, etc.)\u00c2\u00a0 Once the mindset of the consumer shifts to gloom, it can be very hard to shift back to sunshine.<\/p>\n<p>However, the current strong recovery that is underway in the Phoenix market should encourage sunshine.\u00c2\u00a0 In light of that, we\u00e2\u20ac\u2122ve put together some reasons that we believe might make now a very good time to consider selling.<\/p>\n<p><a href=\"https:\/\/nohasslelistingblog.com\/wp-content\/uploads\/2012\/06\/rog-sign-post-small.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-full wp-image-260\" title=\"rog sign &amp; post small\" src=\"https:\/\/nohasslelistingblog.com\/wp-content\/uploads\/2012\/06\/rog-sign-post-small.jpg\" alt=\"\" width=\"150\" height=\"157\" \/><\/a><\/p>\n<p>1.\u00c2\u00a0 Because you CAN sell your house and you might NOT be a short sale. Values are moving up at a very strong clip \u00e2\u20ac\u201c as quickly and strongly as the 2005 market.\u00c2\u00a0 So much so that the pace is not sustainable long term.\u00c2\u00a0 Sellers who couldn\u00e2\u20ac\u2122t sell in years past, now with the increase in value, can finally come to market.\u00c2\u00a0 How can you tell if you now have equity or can sell?\u00c2\u00a0 Simple.\u00c2\u00a0 Ask us for a free market analysis.<\/p>\n<p>2.\u00c2\u00a0 If values haven\u00e2\u20ac\u2122t risen enough\u00c2\u00a0 and you must sell, short sales are both easier and faster than ever.\u00c2\u00a0 Although we would not describe the banks as efficient on processing short sales (of course they are not that good at banking either) \u00e2\u20ac\u201c it still has gotten so much easier to complete a short sale.\u00c2\u00a0 The success rate only a year or so ago was probably at 50% as an industry and now the rate is closer to 90%.<\/p>\n<p>3.\u00c2\u00a0 Low Interest Rates.\u00c2\u00a0 For those looking to sell and buy, the most important factor in the timing of the sale is interest rates.\u00c2\u00a0 Since the house you\u00e2\u20ac\u2122re selling and the house you\u00e2\u20ac\u2122re buying are appreciating at approximately the same rate \u00e2\u20ac\u201c then the primary impact on affordability becomes interest rates.\u00c2\u00a0 Right now rates are amazingly low.\u00c2\u00a0 But, again, low rates will not be with us forever history says.<\/p>\n<p>4.\u00c2\u00a0 Condition and the overall look of your home is NOT all that important right now.\u00c2\u00a0 The condition of the home always impacts pricing, but in some markets the condition determines if you can sell at all.\u00c2\u00a0 Right now regardless of condition, we can probably find a buyer for your home.\u00c2\u00a0 Additionally, thanks to the last few years of \u00e2\u20ac\u0153as-is\u00e2\u20ac\u009d distress sales, many sellers can sell their home in \u00e2\u20ac\u0153as-is\u00e2\u20ac\u009d condition avoiding costly and aggravating home repairs.<\/p>\n<p>5.\u00c2\u00a0 Speed of sale \u00e2\u20ac\u201c less time on market, less intrusive to sell now.\u00c2\u00a0 In a strong buyer\u00e2\u20ac\u2122s market, sellers might expect the average marketing time to be around 5-7 months.\u00c2\u00a0 That\u00e2\u20ac\u2122s a lot of bed making and potpourri.\u00c2\u00a0 Now most sellers will secure a buyer in 3 weeks or less.<\/p>\n<p>7.\u00c2\u00a0 High percent of cash buyers.\u00c2\u00a0 While all sales are \u00e2\u20ac\u0153cash\u00e2\u20ac\u009d to the seller at close, the fact of the matter is buyers who need financing are part of any normal market.\u00c2\u00a0 Currently we have an unusually high number of transactions that are cash sales.\u00c2\u00a0 This is good news for sellers because the issue of low appraisals (the most common problem in a rising market) is eliminated with cash.<\/p>\n<p>8.\u00c2\u00a0 Easier for seller to dictate the terms of the offer.\u00c2\u00a0 Higher purchase prices of course are what most sellers focus on as a benefit in a strong seller market.\u00c2\u00a0 But just as important is the evaluation of the terms.\u00c2\u00a0 Issues like the right to take certain fixtures, the ability to dictate the close of escrow date, the right to rent back, these are all benefits available to sellers in today\u00e2\u20ac\u2122s marketplace.<\/p>\n<p>9.\u00c2\u00a0 You can afford to hire an agent.\u00c2\u00a0 It sounds strange that this would be a benefit of today\u00e2\u20ac\u2122s market, but it is.\u00c2\u00a0 In a strong seller market, a great agent can actually attract enough buyers to effectively pit them against each other.\u00c2\u00a0 It is not unusual for a skilled agent to jump the pricing by strategically bidding the offers against each other more than offsetting any cost of commission.\u00c2\u00a0 We have seen many a seller sell to a neighbor or friend to \u00e2\u20ac\u0153save the commission\u00e2\u20ac\u009d only to forfeit the commission amount and then some through the elimination of competitive bidding.<\/p>\n<p>Hopefully we have given you a reason or two to think \u00e2\u20ac\u0153sunshine\u00e2\u20ac\u009d.\u00c2\u00a0 If you would like market information on values, please let us know.\u00c2\u00a0 As always, we will keep you informed.<\/p>\n<p>&nbsp;<\/p>\n<p>Russell &amp;
