Although the market remains very subdued\u00c2\u00a0 (low volume of home exchanging hands) and pricing remains flat,\u00c2\u00a0 much like 2014, the public seems to be \"zillow<\/a>receiving a very different message.\u00c2\u00a0 It is easy to look for villains,\u00c2\u00a0 and frankly we needn\u00e2\u20ac\u2122t look that far. (Hint:\u00c2\u00a0 Zillow).\u00c2\u00a0 Case in point, in speaking to a cable company technician the other day, he lamented that his home had dropped in value 60K in just the last few months.\u00c2\u00a0 What??\u00c2\u00a0 The valley has had no major ups or downs in the last year and a half -\u00c2\u00a0 how did his home drop 60K in just two months?\u00c2\u00a0 We quickly assured him that short of a fire, his home did not drop 60K but asked the source of his information.\u00c2\u00a0 As suspected, his source was Zillow.\u00c2\u00a0 To their credit, they have done an amazing job at becoming the go to valuation site.\u00c2\u00a0 Sadly they do a very poor job of deserving it.\u00c2\u00a0 Zestimates are simply a fun tool but in no way are accurate for determining value nor the state of the market.\u00c2\u00a0 The only accurate way to determine value is with a supply\/demand analysis \u00e2\u20ac\u201c and that takes a person to evaluate what is relevant and what isn\u00e2\u20ac\u2122t.\u00c2\u00a0 Automation is not a substitute for thinking.\u00c2\u00a0 Don\u00e2\u20ac\u2122t be fooled in to thinking otherwise.<\/p>\n","protected":false},"excerpt":{"rendered":"
